Project Overview
Nitor Ventilation Ltd was appointed by Buckingham Pools to design and deliver a bespoke mechanical ventilation solution for a high-end private swimming pool at Arden Glade, Warwick.
The project required a carefully engineered system to manage humidity, condensation risk, and air quality within a demanding pool hall environment, while integrating seamlessly with the building design and glazing layout.

Client Requirements and Challenges
The key challenges for this project included:
- Effective humidity control to minimise condensation on extensive perimeter glazing
- Even air distribution around the pool hall area
- Coordination with a below-ground dry services void around the pool perimeter
- Integration with a client-selected air handling unit (AHU)
- Separation of fresh air intake and exhaust air to prevent recirculation
- Compliance with pool-hall-specific material and corrosion requirements
Additional consideration was required due to temperature differences between the pool and gym spaces, increasing the risk of localised condensation.

Nitor provided a full ventilation design and installation package, working closely with the client and AHU manufacturer to ensure correct performance and coordination.
System Design
- Air Handling Unit: Heatstar XF EC 3000 Super Plus
- Total Air Volume: 3,000 m³/hr
- Fresh / Exhaust Air: 2,000 m³/hr
The system was designed to deliver low-level supply air via a perimeter ductwork system serving all external glazing, helping to control surface temperatures and reduce condensation risk.
Scope of Works
Pre-Construction and Design
- Initial ventilation system design based on architectural drawings
- Review of AHU performance against pool hall layout and glazing
- Coordination with AHU supplier to confirm system capability
- Development of working drawings and builders' work requirements
Installation and Construction
- Site survey and detailed coordination
- Supply and installation of DW144 compliant ductwork
- Below-ground insulated supply ductwork within dry perimeter void
- Return air ductwork routed through the plant room into the pool hall
- Fresh air and exhaust ductwork via external louvres
- Installation of plenum boxes and 2-slot Menerga grilles
- Full ductwork insulation using 25mm foil-faced fibreglass
- Internal protective coatings suitable for chlorinated environments
Commissioning and Handover
- System testing and commissioning (optional)
- Issue of test certificates
- Operation & Maintenance manuals and record drawings

- Low-velocity return air design to minimise noise (NR25–30)
- Corrosion-resistant materials and coatings throughout
- Insulated ductwork to prevent condensation and heat loss
- Careful coordination with floor finishes and glazing lines
- Allowance for future maintenance access and commissioning
